Digital maturity in the early-stage real estate development process

Goal: This study aims to analyze the adoption and integration of computerized systems in the early-stage real estate development process, assessing digital maturity levels and identifying key opportunities for innovation and operational improvement.
Design / methodology / approach: Multiple case studies were conducted in three Brazilian real estate development companies. A structured checklist based on theoretical foundations of digital maturity and Construction 4.0 principles was applied to identify systems, subprocess activities, and their integration levels.
Results: Findings indicate selective adoption of digital technologies across subprocesses. Big Data platforms, cloud computing, and BIM were widely used, contributing to improved managerial visibility and integration, while pillars such as IoT and robotics were absent. Digital maturity levels varied, with more mature organizations demonstrating better systemic integration and analytical support.
Limitations of the investigation: Limitations include the qualitative nature of the study and the focus on a small sample of companies in one country, which may limit generalizability.
Practical implications: The results provide actionable insights for real estate developers aiming to enhance operational efficiency and strategic decision-making through targeted digital investments and process integration.
Originality / Value: This research contributes to operations and production management literature by systematically linking technology adoption to organizational maturity and innovation in a sector where digitalization remains under-explored.
